Reminder: Garbage Cans at Pools

Just a reminder: it is no longer necessary to take garbage cans from the pool/tennis common areas to the curb on garbage days. We now have an agreement for Waste Management to pick them up in the parking lot. Thanks to everyone for all of their help with this over the years!

Hedgerow Herald (Summer 2012) Available Online!

Neighbors!  The Summer 2012 Hedgerow Herald is available online here and at the newsletter tab at the top of the page.  Lots of good stuff in there, including information regarding the new pool and tennis keys as well as the Membership Directory form.  Hard copies to follow.

TENNIS COURTS HAVE NEW KEYS

Update – We did not re-key the Hedgerow 3 courts….please hold onto your old key if you intend to use those courts.  Also, remember to reserve time on the courts at www.reservemycourt.com .  You will need to set-up a profile….access code 1234

As of Friday 5/11/12 the tennis courts have new keys. The same key will now open the front & back gates on the tennis courts, as well as, the bathroom doors outside the pool fence. I will be handing out new keys Saturday 5/12/12 10am-2pm at 4071 Singing Post Lane. If you need a key after that please email hedgerowtennis@gmail.com. Thanks, Gene

Capital Improvement Sub-Committee Meeting #3

The second meeting of the HHOA Capital Improvement Sub-Committee was held at Paradise South of the Border last month.  We discussed the best way to solicit feedback from the membership and will be distributing a community survey to each of the members in June .  Meeting minutes are attached to the Documents tab at the top of the page.

The next meeting (3 of 6) will also be held at Paradise South of the Border (3605 Sandy Plains Road in the Home Depot shopping center) on Thursday evening, the 31st of May at 7:30pm.  Our focus for meeting #3 will be finalizing the community survey and disseminating the same.

Capital Improvement Sub-Committee Meeting #2

Last month 5 members of the community joined 3 members of the Board at the Paradise Grill for the first of six monthly meetings of the HHOA Capital Improvement Sub-Committee.  We had a good discussion of the challenges facing our common facilities and talked about ways to both engage the membership and to help pay for the capital improvements we need.  Meeting minutes are attached to the Documents tab at the top of the page.

The next meeting will also be held at Paradise South of the Border (3605 Sandy Plains Road in the Home Depot shopping center) on Thursday evening, the 26th of April at 7:30pm.  If you have an interest in our common faciities, you are welcome to attend.  The primary topic for meeting #2 will be the questions needed for inclusion in the community survey.

HHOA Capital Improvement Sub-Committee Meeting

I am pleased to announce that the first of six monthly meeting of the HHOA Capital Improvement Sub-Committee will be held at Paradise South of the Border (3605 Sandy Plains Road in the Home Depot shopping center) on Thursday evening, the 29th of March at 7:30pm.  These monthly meetings are open to all the membership and will be held on the last Thursday of the month at either the Paradise Grill, HRI Pavilion, or HRV Pavilion.  Please check this site regularly for updates on location.

 The purpose of the HHOA Capital Improvement Sub-Committee is to obtain the membership’s input into the Capital Improvement Plan presented at last October’s Annual Meeting.  All members the Hedgerow community are welcome to participate and offer opinions.  The Sub-Committee will meet to discuss the current state of the facilities, the priorities of work for future improvements, and how to fund any capital improvements. 

The Sub-Committee will generate & disseminate a community survey to the full membership, and the primary output from the monthly meetings will be a report summarizing the feedback from the community.  This report will be published on this website and presented at the 2012 Annual Meeting.

Hedgerow Tennis Community- We look forward to many new Championships with our New Courts with no Cracks!!!!

I wanted to make an exciting  announcement to all of Hedgerow and our  Tennis Community from your Tennis Chair-

While we continue to struggle over the past few years with our cracked courts and almost a non-playable surface for this 2012 season we are going to make a capital investment into our courts. While the overall Renovation project did not pass (believe it or not it was close) there is a fairly large reserve we have been able to build up over the past couple of years. Just like we vested into HR III pool last year we will make an investment into our Tennis Courts for 2012- Per our due dilligence we had 2 companies view our courts and both stated patching our courts would not last more than a day due to the size and conditions (25 years plus) of the courts so we are going to start on February 6, 2012  and complete a full Re-do of our courts and do them the right way! Based on the weather during the next few months we have blocked the courts out from February 6- April 30- We are hoping to finish mid April if not sooner- If weather stays the way it is we will be in great shape-

I hope you are as excited as I am about this investment as it is the first start to feeling very proud about how our amenities will look over the next few years with everyone’s buy in. This is all being paid for out of our reserve which and will still leave us in great shape at the end of 2012! We are also looking for volunteers per Kayte’s email regarding committees we will create to start working on phase II, III amenity upgrades by using our existing plan and working new angles to continue to upgrade our facilities and improve the value of our neighborhood and homes!

We have been working with Southeastern Tennis for the best deal, construction cost, add-on’s etc… for the project. We feel we have taken them down to the penny on the project that will have a solid new base that will have good guarantees going forward.

Some of the scope of the work to be accomplished:

  • The court will be grinded and layed back as additional base of 6-8 inches- (most are saying there was zero rock bed under our courts based on the time frame they were installed) Money saver and large buffer for the base
  • Existing Lights will be replaced with 9 poles with upgraded lights/long lasting and money savers- Huge upgrade and no more night blinding serves!
  • New 9 gauge black vinyl coated fencing
  • Regrading court to Shallowford road to eliminate current poor drainage-
  • Scoreboards
  • Nets
  • Poles
  • New Sidewalk by pavilion that holds water
  • Windscreens
  • Much much more from testing the courts

Happy New Year

Happy New Year from the HHOA Board!  We apologize for dropping off the map for the past couple of months, but in all honesty, the annual meeting, and all the work that went into it, just plain plum wore us out.  But we’re back and (I think) re-energized and ready to go in 2012.  As many of you have guessed, the initiative to pass a dues increase, as well as to take on financing to fund the capital improvement project proposed by the board at the annual meeting, did not pass.  While we were somewhat discouraged, one serious ray of shining light, or silver lining, or whatever catchphrase you prefer, was that the people in our community were coming together, and interested, and volunteering to help!  No seriously, that was the true highlight for me, the genuine interest that was out there to come together as a community and start making some improvements.  We weighed out some options fiscally, including coming back to the community with a slightly smaller dues increase, or potentially a small one-time assessment.  Because as you heard many MANY times at the annual meeting, there is a lot that needs to be done to our common areas that really cannot wait.  But we heard those of you who said, we support improvement, but we want a specific action plan before we vote to increase dues or the like.  So dues will remain at $565 per household for 2012.

Another key take-away that I want to emphasize from the meeting – the community does NOT vote on the annual budget.  The community only votes if the Board proposes to raise dues, or to levy an assessment in excess of $200, and on the slate of candidates for the Board.  A one-time assessment of less than $200 does not need homeowner approval.  Neither does the annual budget.

Now, while we did not come back to increase dues, and we chose not to levy a one-time small assessment, we did have some tough decisions to face.  We were notified by Southeastern Tennis that any patchwork job done on the tennis courts at HRI would not be guaranteed even for a day.  That given the seriousness of the damage to the courts, combined with unpredictable winter weather, they could patch the cracks, and they would likely crack again as soon as the next day.  So the Board opted to completely renovate the tennis courts, rather than throw another $3000 into the money pit, and not even receive a one-season guarantee for the expense.  This means the courts will be out of commission for winter, but thanks to the tireless negotiating by Joe Reardon, our Tennis Chair, Spring tennis will rock!  Yes, this takes a big chunk out of our reserves.  BUT, the Board viewed this as a necessary step that could not wait any longer.  And in all honesty, we hope this shiny, brand new piece of our common areas will inspire folks to come together and work towards improving the other areas within our community.

So this brings me to my last point.  Many of you volunteered to help both at, and following, the annual meeting.  If you’re still interested in the harsh light of dawn (aka, after giving it some thought), then please email us at contacthhoa@gmail.com.  We will start holding once-monthly meetings to create an action plan – hopefully one that will be voted on by the community at the annual meeting next October.  So…come one, come all…PLEASE volunteer if you have an idea, an opinion, anything.
